Planning permission and building warrants if you are in scotland,  are the single biggest hurdles for anyone who has acquired land on which to build a house, there is never a guarantee that permission will be given and without it your project cannot start.

The purpose of the planning system is to protect the environment, it is not designed to protect the interests of one person over another, councils are tasked to ensure that development is allowed where it is needed, while ensuring that the character and amenity of the area are not adversely affected by new buildings.

PLANNING MATTERS
 
One question that was asked over and over again at the show was 'What about planning permission for these log homes'
The goverment have laid down guide lines to the local councils saying that they need to be using more sustainable materials in the build of new houses, whats more sustainable than wood ??
In the right area you have a strong case using wood as a primary material.
When you are appling for planning permission you may need to compromise on your log home by using stone, brick and other masonry, to fit in with the local surroundings, talk and listen to your case officer, go in with what you want but expect to make changes.
 
 
PRELIMINARY APPLICATIONS
When you have found a plot you can make a preliminary application first this will save you time it only takes about 2 weeks costs around £25.00, go to your local planning office and meet a duty planning officer where you can met him for free and talk with him for a while about your ideas.
 
YOU DO NOT HAVE TO OWN A PLOT TO SUBMIT A PLANNING APPLICATION

For a preliminary planning application you will need to

1.Show your intensions for your plot
2.Supply a preliminary drawing of the proposed design house and garage
3.Access arrangements
4.Boundaries
5.Site drawings
6.Planting and garden areas
Preliminary planning gives you an idea if your thoughts and ideas are going to be worth putting in to outline or full planning permission.

There are 3 types of planning permission.

Outline

This is an application for a development, it basically lets you know, in advance, whether the development is likely to be approved, this mainly applies to larger developments.

Reserved matters.

This is a follow up stage to an outline application which gives more substance and more detail.

Full planning permission.

This is the most widley used and is for the erection or alterations of buildings or changes of use, when consent is granted it is for a specific period of time, this period of time is 5yrs.

When your forms and plans are ready for submittion to the planning office the planning officer will arrange them to be listed in the local newspaper under 'latest planning applications' and will write to your neighbours and give them 21 days in which to raise any objections, after this time your planning officer will raise a file with any objections or supporting information and will make a recommendations on the application, ready for presenting it at the next planning committee meeting, they will discuss your case, reject it, ask for modifications, or accept it.

If they reject it you can appeal, you will need to know why it was rejected, and change your plans accordingly for re-submission.
